Property Rentals 

We deal in all types of leases from short to long term and any specific licenses, such as student accommodation. We deal with the applicants and provide due diligence before signing contracts. Our prime focus is London, where we have a variety of lettings to suit the budget of the client. 

Property Insurance 
We cover a fully comprehensive building and liability insurance of the property. 

Property Maintenance 
We undertake a full review of the property upon commencement of management. This will include a schedule of Major Works in addition to a cost analysis review of current contracts in place, to ensure you are getting the best value for your money. 

Plan & Budget 
Your managing agent will liaise with the Landlords in order to agree on a plan of repair and maintenance. In so doing, we can maintain a reasonable budget for future works on your property. 

Regular Site Visits and Reports 
We undertake a site visit every 2 to 3 months to ensure that the upkeep of the property is at its best. Any remedial work is reported to the Landlords before setting out any works. 

Contractors 
We use a highly skilled crew of contractors with experience when attending to matters both inside and outside the property. We have them available in emergency 24 hours a day, and seven days a week. 

Legal Advice 
We can provide advice on all matters relating to the legal obligations of the property. We will arrange for a periodic Health and Safety / Fire Risk Assessment to ensure that the property is compliant on an annual basis. 

Accountancy & Finance 
We use market-leading software to allow clients’ money to be monitored, providing the Landlords with up to the minute statements. 

Ground Rents & Service Charges 
We can produce fully compliant invoices for Service Charges and Ground Rents, as well as statements for Landlords on any outstanding amounts

Company Secretarial 
We are happy to undertake the landlords’ Secretarial duties for Residential Management. We would maintain the Company Statutory Records and become the Company Registered Address. We will file company documentation, such as Annual Returns and Accounts, and arrange for the documentation relating to Directorships to be filed in the necessary time frame. Upon the sale/purchase of the property, we would be happy to undertake the share transfer as well as providing answers to any legal queries. Costs for this service are available on request.
